The note is crisp and shows nice embossing. It is clean with no tears or splits. It has no pinholes., no graffiti, and no stains. Its corners are nicely squared with minimum rounding if any. The only thing we see is a light central vertical fold which is relatively difficult to see but is there. This is the main reason we are grading the note as XF instead of AU or even UNC.
